The build is still approx 12 months or so away but I wanted to gather some options together ahead of time. I can get family to come in and do plastering and wiring so can cut some costs there. Remove internal wall, install HyOne support beam

We have an internal stud wall that spans half the lounge to be removed, to be replaced by a HyOne beam to span the entire room length. Council consent has been granted for the project and we'll supply drawings and documentation. As far as I know, you'll need to be LBP qualified to do consent work. House is 2 storey: Lower storey of concrete block and upper of framing+weatherboard, which is where the lounge is located. Keen to look through quotes and sort references for ASAP start.

Woodburner removal

An existing woodburner complete with chimney requires removal. This will involve roof repairs, ceiling repairs and removal of brickwork behind the heater. The heater stands on a small plinth. This will need to be taken back to floor level. Once the removal work is done, the walls will need regibbing and plastering. No painting is required. The ceiling has rectangular tiles and a good match would be desirable. Tiles are 598mm x 400mm. Two additional power points are needed in the new gib.

I have had insulation inspectors visit to access for install insulation. They have reported that the access into the attic/roof-space is too small for product to pass through. They recommended to me that I cut a joist and extend the size of the opening. Timeframe: the insulators penciled me in for the 19th July, so before then is necessary.
