There is a crack in the fibro cement paneling that has allowed some leakage into the wooden trims which are affixed to where the second story meets the bottom story...so I guess would be a replacement of fibro cement panels and additional wood replacement

Load Bearing Wall Removal

We currently have a load bearing wall (approx 4770mm) separating our kitchen and lounge we have plans submitted with the council to bring this back to 1650mm and open up the two rooms. Job will require bracing wall, putting in new supporting beam etc. Time frame is somewhat flexible based on outcome from council. Possibility for future work also.

Weather tightness issues @ new plymouth house

A building report was conducted by NZ house surveys which found a variety of issues with the roof/exterior, in total roughly 28 issues were identified all relating to weather tightness. Some of these jobs are small: applying sealant to cracks, removing slime, replacing nails But some are larger: replacing titan boards The full building report (PDF) is available on request but attached are the 5 pages relating to the exterior and roof which I need fixing
