The house is a 100-year-old farmhouse approx 240m2 clad in weatherboard with timber joinery. There is a verandah and three gable-ends. In preparation for repainting, there are rotten and damaged weatherboards, some joinery that needs attention, and rotten decking on the verandah that need to be repaired/replaced. The second part of the job is to complete (paint) the pergola and install a clearlite roof an dspouting over the side deck.

Everything that needs to be done for a garage to stand sturdy also want a shower and toilet that can be added in the future please it is kit set size is 6.4m x 7.2 which is 43.8m2 floor space and all the requirements it needs to be legal preferably as cheap as possible. If there is anything we can do to keep the price as low as possible will be great. Or if you can build a garage that size for less than $6000.

Replace damaged floor

There is was a leak under the floor due to rodent damage in a pipe. The floor has disintegrated. The flooring needs to be replaced and carpet and possibly lino and underfloor insulation repaired/replaced. This is an insurance claim for gradual damage. The property is rented and managed by us. The tenant and family are living there, so the job needs to be ASAP. Unfortunately my local builder is too busy. The plumbing has been repaired and temporary plywood put down.
