Finish deck, have consent but want to simplify to get finished, may need to discuss with council inspector, enclose under house, wall taken out in between 2 rooms needs tidying up like cap over beam and wall with nice timber. Do have timber for deck. Need a quote as soon as possible, need to put house on market. Not sure if cost therefore quote required.

Replace damaged floor

There is was a leak under the floor due to rodent damage in a pipe. The floor has disintegrated. The flooring needs to be replaced and carpet and possibly lino and underfloor insulation repaired/replaced. This is an insurance claim for gradual damage. The property is rented and managed by us. The tenant and family are living there, so the job needs to be ASAP. Unfortunately my local builder is too busy. The plumbing has been repaired and temporary plywood put down.
