A fast drip coming from the cold water expansion valve on our hot water cylinder. Enough to completely soak a towel in a day. Drain valve is tightly closed. Guessing expansion valve needs replacing, looks to be a APEX Cold Water Expansion Valve 20mm EVT700kPa.

We are located on a hillside section, with a small lawn. A spring feeds onto our lawn through retaining wall. This has previously been drained however existing drains are blocked and flow into the stormwater is not keeping up with water flowing out of the hill, making a boggy lawn. The mixer on the kitchen tap is loose (not the tap, just the mixer). The insinkerator is working but making an unusual noise sometimes. The toilet is working but we only use full flush as the half flush results in continuous water flow. We would also like you to look at the shower hoses and determine whether these can be easily repaired or whether suitable replacements can be installed. Since we moved in this drain has been causing us grief. The waste blocks up as the stormwater and waste aren't directed properly and the concrete has been damaged all around which looks awful. Plumbing is in correct spot and all tiling is done so just need someone to connect shower, bath spout, shower diverter/mixer and toilet up to all new fittings (all on site) and to connect to drain outside.
