Pressure Reducing valve replacement

Pressure reducing valve needs replacement. Possibly the pressure relief valve as well. Valves are rated for 7.6m. I can hear water constantly going through the relief valve, and when left like this overnight it seems to leak very slowly as when I found it the next morning it was slightly wet, could be condensation for all I know.

Hi, The subfloor joists under our bathroom appear to be wet from water and we believe our shower may be leaking through this small gap. This gap was siliconved up when we bought the house 6 months ago but was green and gross, so we took it off and resiliconed where it has been done before. I was told today that we should do the inside of the shower instead. Would really appreciate having someone come and take a look this week if possible and provide a quote to fix.

There's a slow leak possibly from the toilet. Can notice the wet area from under the house. Toilet was blocked before leak started. If toilet is flushed a lot the amount of water appearing increases. Bathroom is tiled and water in pushing up through the gaps.
