The kitchen bench in my rental property currently appears to be MDF/chipboard (or similar) with tiles on top. Over the years the grout between the tiles has cracked and the wood beneath is swelling. Strip reline and insulate exterior walls of corner bedroom, built in palmet requires replacement as leak in tile roof has caused soft "rot" in board. There looks to be a repair to section of top plate required. We expect additional cost once fiberboard lining removed. I am in the process of ripping out my 80s era ensuite to modernise - replace vanity, inset shower and toilet; re-paint (and re-gib where necessary). New flooring can go in whenever the best time is. Ceiling requires replacement, with refit of existing down lights, extractor and heater (as these were recently replaced). Possibly more renovation work if the job is well done.
