Residential home repairs for sagging floors.

Good afternoon, The floors in our kitchen and laundry have begun to sag, and there is cracking around the base of the laundry door. I'm assuming it could be a sign that the foundation is giving way. I have a triangular concrete patio area with an aluminium and glass conservatory sitting on top. The concrete has cracked in the middle and both sides have dropped approximately 100mm causing the conservatory to pull away from the unit. Both corners of the slab need to be lifted and somehow propped up. Patio sits above ground level with a small 300mm retaining wall around it. Not much access for machinery however.

Site preparation

Move 3 mtr x 2 mtr Shed to new site and prepare a level site for installation of 10,000 water tank. Foundations for new woodshed ready. Once removed & re sited, an area of approx 2.2 sq mtr needs a level surface for the installation of the tank. Needs to be ready early in the New Year.

Repile foundations

Half the house is on blocks and half is on timber piles. The part on timber piles is no longer level and needs repiling. Easy access under the house with about 800mm clearance at lowest point. Most of it is more like 1200mm clearance or better. Please contact me to visit site and go over specifications. You'll need to be capable of handling the building consent process.

Piles to be fixed

Previous owner has excavated some of the earth near piles under house. House is still all level. Due to the earth being removed from around the base of a few piles under this home, their ability to remain structurally stable has become questionable. These piles require some form of reinforcement to maintain their stability. Pictures showing dimensions added.

Water accumulation around 2 foundations pile

2 corner piles on a 1985 (aprox) build house have water accumulating around them. Looks like the ground might have settled a bit over time and would need to rework a proper slope and Fixing of the damp proof membrane.
