I'm in mount wellington and have a 49m2 brick and tile garage which has been converted into a granny flat. The spouting on one side is leaking into the roof and causing a drip in the ceiling. The side that's leaking is hard up against a block wall and the spouting is a piece of flashing that goes up overthe wall. I have tenants living in the flat and need it sorted relatively short notice.

When the shower is in use, water tracks internally after being exhausted. This is happening in the current cold weather and only during/after after a long shower. Water is tracking about 3m and dripping out of a light socket. There is no ceiling cavity access. It is only 15cm or so (big enough for insulation only). We have some water getting into our soffit. Our insurance came out and measured moisture levels around the soffit, and it looks like it is concentrated in one area. Initially, we thought it was spouting causing the issue, but now we think it is something more. The tiles are Decramastic, and so they bend under pressure. Ours look alright, but I noticed a few nails popping out a little and some in odd places.

1. The original chased-in flashings to the chimney have failed and there is some significant water ingress to the surrounding framing. One section of the flashing is completely missing to the right hand side, and the base under-flashings that run under the roofing have bubbled up. 2. The chimney capping currently in place is inadequate. 3. There are several cracks to the cement and brick structure of the chimney 4. The junctions of the weatherboards to the chimney need sealing.
