X2 mirror hanging

Bottom timber plate patching/replacement

After opening up some dry wall in the corner that needed replacing we discovered some rotten timber on the bottom plate timber from a historic leak (which was since fixed by the previous owners). We'd like to know if this can be removed and patched with new timber in the corner where it is rotten. The surrounding timber appears to be fine and still very solid. Flooring inspection needed

We have chipboard with laminate and carpet flooring. The flooring was completely new 5 years ago as part of a wider renovation but we now have soft patches appearing throughout the house. The renovation also included adding underfloor insulation and a vapor barrier. We would like an inspection to help identify the cause, and options for remediation. We suspect an entire replacement might be needed.
