Gutter repair

Plastic guttering has separated at a join. There is a 1cm gap. Height is problem for normal DIY - it is a two-storey house and therefore approx 5.4m from ground.

Leaking corrugated iron roof

Barge board

Need to replace a rotten wooden barge board on south side of house. Rotten area is approx 500mm long, but could be more. Has opened up a hole where some birds have now started entering to make nest in the roof space. This is a holiday house which has a range of required maintenance jobs, but this is the most important to get the birds out!

Flashing and seals

We have some minor seal/flashing issues, one around the flue of a gas fireplace, one around another roof pipe and another around our infinity gas hot water in/outlets. Inspectors have recommended these areas be inspected by a watertightness specialist and sealed up as/if required.

The house that we are looking to re-roof is 98sqm and currently has Decramastic Tiles on. The roof has been assessed as "Need to be replaced within 2 years" but we'd like to get that done before moving in to avoid future inconveniences. We would also like advice on what would be our best option for a new roof (Tile, Corrugated Iron...)

I'm just after a general price reference to replace a corrugated roof with colour steel roofing. To remove old roofing and install new coloursteel. Per square metre would be good as a price guide or say 100 sq m house. Regular low gable or flat roof. Please note whether the price includes scaffolding (if needed?)
