New builds 2 stand alone houses (May 2024 - July 2024)

Our two standalone houses are scheduled to start between May and July 2024. The project is framed up to the roof, with RAB boards and all the joineries, including door fittings and other fixtures. The engineer designed the houses with a high level of detail, incorporating many hardware elements, straps, and fixings. Although there were some tricky parts during the project, we managed to address them quickly and move on to our next projects. The council framing inspection and engineering inspection were completed successfully without any issues. We have now handed the project over to another team of builders who will be handling the cladding.

House alterations of 3 removal houses (March 2024 - April 2024)

The client, a developer, purchased three houses for substantial alterations, which included overhauling the entire structure according to architectural plans and replacing all rotten timber, windows, and water-damaged floors. The houses were located at the company yard from which they were purchased, so noise complaints were not a concern. Our process began with demolition, removing all the walls and doors that needed replacement. We then framed the new structures using a combination of reclaimed timbers from the demolition and new materials. Next, we replaced all the water-damaged flooring, installing 20 full sheets of 18mm plywood. We also demolished and rebuilt the rotten bathroom flooring and framing with new timbers. Our team thoroughly enjoyed working on this project and is eager to tackle similar future projects. The client was extremely pleased with our workmanship and professionalism, and we have become their first-choice builder team.

EXTERIOR works at Namgook Korean Buddist Temple (Oct 2023 - April 2024)

The Namgook Temple project was one of the largest and most challenging projects we have ever undertaken, as it is a symbolic Korean Buddhist building and the only Korean Buddhist temple in New Zealand. One of our major challenges was the temple’s exterior, which is designed to represent the "sacred lotus," a significant Buddhist symbol. While the steel structure was already in place, our task involved erecting the massive, curved wooden beams onto the steel framework. With over 50 beams to install, we invested substantial time in preparation. This included drilling holes in the beams for bolting them to the steel structure, applying oil to the beams more than three times, and cutting them to precise measurements. The beams were lifted into position using a crane, and we employed a boom knuckle EWP to access high locations for installation. After successfully installing all 52 curved wooden beams, we proceeded with the battens, which presented another complex aspect of the project. Each row required more than 70 battens, each approximately 1.8 meters long, totaling around 4,000 battens. We completed the installation of all battens with meticulous alignment, achieving a highly professional finish.

INTERIOR works at Namgook Korean Buddist Temple (Oct 2023 - April 2024)

The Namgook Temple project was one of the most significant and challenging endeavors we have undertaken in our building experience. It was not only a symbolic Korean Buddhist building but also the only Korean Buddhist temple in New Zealand. Inside the temple, we faced two major challenges. The first was assembling exotic, custom-made furniture valued at $50,000. We had to ensure that no scratches or damage occurred during assembly. With great care and attention, we took full responsibility and successfully assembled all the furniture without any issues. The second challenge involved installing massive, custom-made curved wooden beams, each weighing 150kg. Any miscalculation in cutting these beams could have led to serious setbacks, as remaking them would have been time-consuming. We meticulously calculated and double-checked every measurement to ensure precision. Once the beams were accurately cut outside, we transported them into the temple. Using a hired heavy-lifting machine, we first lifted and secured the front part of each beam with bolts, then lifted and secured the rear part. Despite the complexities and challenges, we completed the project successfully, with no mistakes.

replace old spa & new decks. Duration: 3 days, November 2023

In November 2023, we completed a project over the course of three days. Our client needed to urgently sell their house and requested the removal of an old, unused spa and its replacement with a continuous deck. Due to the spa’s size, we couldn’t remove it in one piece, so we dismantled it piece by piece and disposed of it. Once the spa was removed, we installed four posts, each set 600mm deep into the ground. The following day, we installed bearers and joists (including replacing all the rotten timbers) in accordance with NZS 3604. We then laid the new decking on top of the joists. To meet the client’s preference for efficiency, the new deck was aligned in a continuous line, rather than a staggered pattern. The client was very pleased with the results and the swift completion of the job.

Feburary 2023 - September 2023 Claddings (James Hardie Oblique & Cedar)

From February to September 2023, we undertook a project involving cavity battens, flashings, and the final cladding at Glen Innes, working under the main contractor, JALCON Construction. The project utilized James Hardie Oblique and cedar cladding materials. We thoroughly understood the critical aspects of cladding, including weather tightness, nailing specifications, and both horizontal and vertical alignment. Our meticulous attention to these details ensured that we passed all council inspections without any issues. The project was completed successfully, meeting all quality standards and expectations.
