Sand and finish T&G (matai?) flooring

Sand and poly coat about 25m2 of floor. The floorplan is attached, with floor area to be treated highlighted in yellow. (all furnishings on plan will be removed in advance). Currently the floor is under lino. Overall the condition seems to be pretty good, but a few unknowns. Site inspection is available from 17 July. Ideally work would commence the following week, so please confirm availability to work within that timeframe.

I'd like to replace approx 2m x 1.2m of carpet and underlay with a waterproof vinyl plank flooring, for a kitchenette. It's on a concrete slab that may need minor leveling and/or moisture barrier, and you'd need to install an edge strip for the carpet/ vinyl transition. I haven't bought the materials yet so this could be either a Supply & Install job or an Installation only job.
