Manhole

We had a manhole that was accessible from the inside of our hallway cupboard and the cupboard was removed to add extra space for our bathroom. We need a new manhole as we will be having our ceiling insulated soon.

Replace laundry floor

A leak from the washing machine trap in the laundry has damaged the particleboard floor, which needs replacing. Area is 2-4 sqm, and we would like the lino kept intact if possible. The laundry sink will need to be removed to have the floor underneath replaced.

New Gib and plaster needed for Kitchen wall

Old tiles are currently being removed in the kitchen along with most of the wall behind it (crumbling like chalk) so it needs new gib and plaster. Area extends beyond the splashback. I am wanting to retile the area along with the wall beside it and also need a tiler. Whenuapai/West Akl.

Aprox 15 Meter extension to 1950's house. Wood with Concrete tile. Flat section ( very small ground works required) Mostly new Bedroom but reconfiguring existing laundry to being a second bathroom. All plans and paper work ready for Building permit completed by professional draftsman. Wanting estimates to know if I will start the work immediately or wait till Summer. Glen Eden location.

Interior Bifold Doors

I need new bifold doors made for my laundry. The frame size is 1990mm x 1070mm. I don't mind if they are MDF or louvre but apparently they are a tricky size and therefore may need to be made. I have the top track left over in the top of the frame from the last pair that were there. I'm not really interested in them being finished as such as I would like to paint them myself, just have to get them in first!

Install new gib ceiling in kitchen

Remove old gib carefully (will be reused in sleepout). Ceiling = 4.4 x 2.2 m approx. so gib (supplied) will need to be cut to measure. I will be available to hold up the gib at one end while the builder is nailing the other. If the job is well done there will be further work installing a modular kitchen.

Ceiling Replacement - 2.5 rooms

Our master bedroom, dining room and half the hallway were add-ons to our house in the late 50's. They have horrible ceiling tiles (not sure of the name but they're about 80cms by 50cms). The job will include sourcing the materials for us. We want it finished ready to paint (we'll do the painting).

Build internal gib wall in garage

Replace Shower

- Remove tile shower (base leaking). Tiles on floor and up 2 walls to ceiling. - Replace rotten flooring under shower - Install new plastic shower enclosure (Please include price for that) Notes: Plumbing on house is recent. Floor in bathroom is wooden floor boards. Water is leaking through shower (probably membrane has failed). Water/rot visible on boards under house. Shower mixer can be saved.

We have an alcove/bay window where the exitsing window is and we want to remove the alcove/bay window part(looks like it is just built onto existing exterior) and then we want to move the existing window into the bay window opening area i.e move the window into the original exterior wall opening.

Corner of house

There is subsidence on one corner of the house where water has eroded underneath. I believe it is a strip foundation with timber framing and red brick fascade. This will need raising and made secure. The concrete path that runs around the outside of the house needs tearing up and re-laying with drainage to stop water from doing the same thing again.

Re-plaster walls inside

re plastering of all walls in house. the home has the artex/swerl patterns (plaster) on the walls at the moment we want them re done in a smooth flat plastered paint finished quality. the house is approx 3200sq ft but not all the rooms have the artex on them. 2 bathroom ceilings need a light skimming to paint quality

Rebuild front entrance, current door frame too insubstantial and door scraping on tiles in entrance. Need design and build. Space 2400 x 2400 currently with door in centre and one window each side. Need reasonably fast work. Existing door is fine - multiplank cedar. House is wood, stained shadowclad with great views and internal courtyard, with japanese feel.
