Remove a/c and replace with glass

We have an old a/c unit which no longer works, or can be fixed. It is positioned in a window in an upstairs office in our Anzac st, Takapuna offices. As it get very hot in the office we would like to be able to open the window below the one where the a/c unit is situated but have been advised that is not a good idea, as the unit is heavy and would compromise the open window below it, and that we need to remove the unit and replace with ordinary glass first.
