We have a 1959 (ex state) house. We have seen a small amount of movement in our kitchen area and want to have our piles checked. There is excellent clearance under the house but we do have under floor insulation and ground cover. The access if via a trap in our deck which needs a crow bar and a bit of muscle to lift off. This is not urgent and looking for a quote on an inspection only.

Rotten weatherboard and fixing small slip to piling

The recent heavy rain caused a small (about 0.5 cm) offset to our front door, most likely caused by a slip to the pilings. Further inspection found that the region just under the front door is rotten (see attached image), so it's likely that water got in. The slippage has also caused a small crack to a weatherboard next to the front door (see further attached images). I need to get the floors levelled in the next few weeks, house has been repiled in the 70s, some photos attached. the floor is about 60mm off in the lowest point. joists are in good shape and reasonable access to the existing piles to crawl to. there is also the option of making holes in the floor if needed (covering has been removed).

Three timber piles required

Need three piles placed beside existing piles which were undermined by a cutting in of a walkway under the house. Access is great - can drive up to the house, level entry from driveway to basement, and I'm 5'2" and I can stand up in the basement under the bearers in the walkway. My husband is 5'10" and can stand up between the bearers. The heating ducting can be disconnected and moved out of the way. The gap between the ground level and the bearers is about 800mm so we can't use the post hole...

The end bearer beam underneath the lean-to bathroom (circa 1950's) needs to be repaired/replaced due to dry rot from years of unchecked rainwater exposure. The beam runs underneath the back door, with half the beam behind some concrete steps, and some plumbing running below the other half. The surrounding frame should also be inspected to determine if it also requires attention. Access should be relatively simple, but clearance below the house is a bit tight. Kia ora I am hoping to put an offer in on 11A Colchester Crescent on Thursday 6 May. The building report has identified a single cracking pile under the laundry that needs fixing/replacing - the report suggested replacing it with a timber pile.
