Wee have 120 square meter rough cast house in st kilda wee just bought, I have noticed that the house slopes away from old open fire places, towards outer edge, one room bigger slope then other, it's in our middle lounge room . Unsure if needs repiled in that area, theres not alot of ground clearance none from outside. Just wanting someone to have a look. An cost cheers

Re-piling

Have an old 1930's house that needs some repiling done. Some piles are in reasonable condition but approximately half of the house is on piles that are sitting on the ground (no concrete) or a bit wonky. Its a bit bouncy in places in the house where the piles aren't functional. There is good access under there (standing room at the lower end tapering to about 400mm at the upper). I'd like to do some of the labour work if possible to keep costs down. No major rush on timeframe.

Relevelling and piling work

We need some relevelling done and piles replaced in a lounge, front hallway and two bedrooms, we also would like a chimney taken out which looks to be causing the leaning in one of the rooms. There is very limited crawl room in the underfloor with the remainder requiring channeling or cutting through the floor quite possibly. There is going to be work needed for new bearers as chimney goes right to the ground in the sub floor.

I need an old villa to be releveled (or repiled). It has easy access under the house, with an approx. height of 1.8m at the most and 0.5m at the least. The house is around 100years old so the piles are as expected. The house is 3 bedroom at 100m2 total. Cheers.

Piles Timber – 4 replacement H5 treated piles sighted – the balance able to be inspected are old timber piles and all piles tested were rotten in the ground – several temporary props sighted and most only 100 x 50 timbers not treated and the timbers in the ground are not treated, some missing piles – this area is in poor condition – it appears the rear of the house is either on the ground or very close to it

My house has rough cast plaster over concrete block (in the basement). Over a few years crack has developed on the plaster, and this has widened over the past year. There does not appear to be any structural damage to the concrete blocks, however an engineer (Hanlon and partners) suggest that were may have been some movement in that corner of the house, though not obvious. At the moment several different parts of the floor are very spongey and in need of lifting and piling/repiling. I am looking at repiling a 110sqm 100 year old home. I would say most if not all of the piles need to be done. Access looks easy enough. There may be some bearers to replace too (haven't gotten under it). I have no idea what to expect price wise as i have never had this done before. Weatherboard house built in 1910, only 70m2. Needs some repiling/releveling work (to start with, then onto lots of other renovations). House is quite low to the ground. Firewall leaning

Hi, We are about to purchase a house in Dunedin, 2 Marlow Street, built-in 1928. Foundations are suspended timber and material is poured concrete according to the builder who did an inspection. They are in good shape but the firewall is leaning and the sag in-floor towards firewall is noted. Urethane injection has been suggested as a simple solution to this.
