Wood polished floor looking tired

90m2 2.5 bedroom ex state 50's house. Polished floor boards but they need bringing back to life, they don't shine and they are scratched/scuffed in places. Wooden Floorboards

My dining room has Tawa? wooden T&G floorboards. The room is approx 6M x 6 M. One of the floorboards has broken exposing the joist below. There is another area of this same floor showing signs of cracking. I need a builder to inspect the soundness of the joists and to replace the broken boards and to inspect the floor to future proof against other potential issues.
