90m2 2.5 bedroom ex state 50's house. Polished floor boards but they need bringing back to life, they don't shine and they are scratched/scuffed in places. Except for the laundry and the study they have never been covered over with anything. The study/front room that is the small room typical in 50s state houses has had sticky carpet tiles put in at some stage that have been ripped up so it needs a bigger sand (6.6m2 of the total) I will be vinyling the laundry (4m2) so that leaves 86m2 to refresh. This is a cosmetic renovation for re sale so I cannot afford to over capitalize. I need a good job done but I'm not looking for high end fancy. I'm most likely after one coat sealer and two coats poly, possibly with a teaspoon of stain in each of the poly top coats to even out flooring tone if required. Overall I want to keep the floorboards if it is cost effective so that the flooring is continuous through the whole house, otherwise chopping and changing from vinyl to carpet to floorboards/laminate will make it look smaller and it's already not a big house. John did a great job bringing this nasty floor back to its former glory. He was also able to be flexible on our original dates to fit into my changing construction schedule which I appreciated. I would use his services again.
