Have an internal leak alongside my shower, plumber has come to inspect but suggested that i call a builder due to the dry rot on the wall. Leak is also visible on the exterior of house. Other minor jobs too to be fixed in same bathroom, tighten toilet as it seems to leak from behind from time to time and seems to run constantly. Tighten tap of basin.

Need an old open fireplace and concrete chimney removed from house and the space converted into closet space. Also need to remove an external door to the laundry and covered up with fibre cement board. Will need to remove part of wall (gib/wooden studs) in the dining room to make internal access to laundry. Possible Leak in Ceiling / damp ceiling?

One of our bedrooms has a damp part to the ceiling. We have never had water leaking, but there is definately dampness. It seems to be one area of the ceiling and the Scotia/top of the wall which is damp. Has become noticable with the couple of days of heavy rain we have had since Xmas. Buying a house, it has been empty for 2 years. From below I can see the shower leaks. Is currently dry, would indicate that it is not the water pipes, either the drain or not sealed properly. From the adjacent wall I can see mould under the wall paper rising from the floor. The GIB seems fine. Shower is an old stainless steel base with water proof panels on the walls.
