I have five timber windows that don’t quite pull closed. All of them look to have dropped in their hinge a bit, and some have warped from weather. Three of them are those small top windows that angle out, and one is a double vertical window that also angle out from a top hinge each, so I counted this one as two windows requiring attention. Replace old bunkhouse

I'm looking at upgrading outbuildings on our Lake Tarawera property. In particular, an old bunkhouse is in poor condition and needs replacing, ideally with a self contained cottage. At this stage would like some ideas and options, preferably with some input on the planning and resource consent implications. The existing structure is around 20 sq metres and one storey.
