Replace old bunkhouse

I'm looking at upgrading outbuildings on our Lake Tarawera property. In particular, an old bunkhouse is in poor condition and needs replacing, ideally with a self contained cottage. At this stage would like some ideas and options, preferably with some input on the planning and resource consent implications. The existing structure is around 20 sq metres and one storey. I will be there on the weekend of 2nd / 3rd March for an initial discussion about the project.
