I've been in the building game for 30 odd years and during that time have done quite a lot of design & build contracts. Early on I used to do all the architectural drawings myself but as I got busier I had to contract that part of the business out. Recently I decided I had spent enough time actually on building sites and decided to revert back to architectural design so during 2025 took the time to get my LBP registration.
Generally I look at the project and discuss options with the Owner(s) and then provide a breakdown of costs for each stage of the design. Costs are dependant upon the amount of information the Owner can provide;
- Do you have drawings of the existing house
- Is information available from the Council's property file
The more information available the less research I have to do so it keeps the concept design costs to a bare minimum.
I like to have an honest and open discussion at the start to understand what you budget is and what you are expecting to do within that budget. There is no point in have something designed that you cannot accord to build so I use my knowledge of building costs to agree what is possible before we start the design work.
