2/4 West Lynn RoadThis bathroom renovation was done on a 1920's workers bungalow steeped in Onehunga history, we even found a newspaper dated February 1924 hiding under the bath and in near pristine condition given its age. This was a great transformation that came with the usual challenges typical of a house this era; house piles founded on tree stumps, floor 40mm out of level over the length of the bathroom and a room that's not square or straight. We partially removed the existing wall linings; only up to where the tiles would finish, and remediated the framing to create straight and square walls. We completely removed the existing floor and rebuilt it from scratch to make it level as well as lowering it to bring the tiles flush with the existing hallway timber floor boards to achieve a true level entry bathroom. Our client's fittings, fixtures and tile choice was spot on with the era of the house. It maintains the classical feel with a very modern touch leaving an end result that everyone is proud of.
This project is the second bathroom in this house that Gravity Projects has completed. On this project, the existing bathroom was completely stripped back to bare framing and concrete floor then rebuilt. There were a few challenges on this project like walls not being straight & true & a very high external sewer connection. We overcame all the challenges through careful height calculations and thorough craftsmanship. We added some great details that really make the bathroom a statement piece like making the shower plinth a feature instead of trying to disguise it, adding additional linings behind the acrylic shower liner so it finishes flush with the face of the tiles, & returning the wall tiling into the window.
This project was a full home renovation to a 2 bedroom apartment. As it is a rental property, our client wanted to modernise the property as well as change their target market to suit professional couples as well as older families, so we decided to change the kitchen layout to add a new office space, reconfigure the bathroom to have only a shower instead of a bath and open the living area up to create more of an entertainment area. There were no major structural changes involved which made for a quicker build timeline and maintain a lower budget.
