The lino should come up, vanity out, bath removed, shower enclosure removed, and all replaced. Ceiling ventilation needs to be installed above the shower to meet healthy homes standards (and electrical safety). Job includes: - removing lino and old things - painting walls, ceiling, trim (let's assume white with navy trim for now) including the cupboard on the left which can stay - replastering ceiling if needed - replacing all plumbing - code-compliant water-handling floor - could be tiled or lino The bath can't get much smaller, and it would be nice if it was deep. The property is a rental so as well as visual appeal, practicality and durability and disaster-proofing are essential.
