Retrospective Resource Consent

Posted 9 months ago

We have recently had a new retaining wall built (@1.5m height). Council says it requires retroactive resource consent, partially because it's over 0.6m high (8.9.2.1 Permitted Activities: P1). Looking for advice on whether their point is reasonable (I can't imagine walls >0.6m requiring resource consent but not building consent?), and potentially help with putting together an application. Recent survey and contour plans are available.

Consent advice on EQ damaged building alteration plans

Posted 10 months ago

Need advice about a Christchurch earthquake damaged house that was an insurance total loss, for which settlement was made and the house is structurally sound. I want to make alterations (but not EQ repairs) to the house and a consent will be required I expect. I want to know whether a consent would trigger a council requirement to bring the whole building up to code.

EQC - damage assessment and support

Posted 4 months ago

Hi, We bought a fletchers repaired home and then found unidentified damage and poor repairs. We need some support with EQC as they do not want to meet their obligations under the insurance policy (as you can imagine). They seem willing to repair the poor workmanship even through they treat me like the original repairs should not have even been done, but the missed damage is being blatantly excluded from any records. My original concerns are being buried in piles of EQC expert opinions that discu...

Adding a bathroom to existing consented sleepout in garage - consent advice

Posted 5 months ago

Our property currently has a consented sleepout in the garage (consent was done in ... ). We want to add a bathrrom and extend the size of the sleepout into the garage. This would require extending our waste water to the garage. Does this need a full new consent, or is there another way to do it? Can we get an exemption from consent if whoever does the work is a registered builder and plumber etc? We also plan on re-doing the bathrrom within the house which will require plumping to be altered. C...

Planning advice-church conversion

Posted 23 hours ago

We are currently planning a church conversion in Shirley, chch. We will be turning it into living and workshop/studio areas, for our small family. We have an architect involved. However we would love some help understanding our options in terms of change of use requirements, and as we are in a flood management area, the consequential resource consent process as our current floor level is below the new requirements for a dwelling.

It is also in a flood management zone, so foundations need to accommodate this. I previously built in tc2 myself, So I have plans that I would like to build again that should fit the section perfectly, however I want to change a few things, and will need the foundations altered accordingly to suit the levels a...
