We require an en suite added to an existing Sleep-out attached to the garage. The exterior wall mostly exists as the space is being used as a garden shed with a roller door. The building has an almost flat corrugated iron roof. Exterior cladding is fibre board. The en suite will require a false floor 200mm high to match the existing sleep-out and provide space for drainage. Existing services to the building are; - Cold Water - Electricity - Storm Water Things we need done; Builder - Build interior wall and false floor, line all walls & ceiling and plaster to paint finish, fit windows, doors, wardrobe, Cupboard, and tea station bench. Tile the floor. Manage sub contractors. Plumber - Plumb hot, cold and waste to the shower and vanity. Install Vanity, Shower and Toilet. Supply and install 90L hot water cylinder (install in rafters of adjacent garage) Drainlayer - Run waste to connect to main house waste (see picture). This is approximately a 25Metre run and crosses an exposed aggregate driveway (4 meters wide). The main waste is 4" clay and is at a depth of 500mm at the edge of the road. Please include make good costs for the driveway. Electrician - Power points for the heated towel rail, Fridge, Tea station, and the Vanity in the bathroom. Lighting will be recessed with 1 in the ensuite and two outside the wardrobe as well as lighting over the vanity mirror. What we will supply - Shower and lining - Vanity (free standing) - Toilet - Heated Towel Rail All other components should be included in the relevent prices What we will do - Decoration including painting Timing - This job will be immediate start after quotes have been accepted and permits secured.
