1. The sealing sleeve between the toilet and drain is leaking. I need this to be replaced. 2. The plastic cistern has come loose from the wall and so is distorting making the valve stick. As soon as the cistern is straightened, the valve works fine. The cistern needs to be re-fixed to the wall.

Dealt with a small plumbing problem well and helpfully. There was a problem afterwards and he returned and fixed that at no further charge. With both a tenant and a landlord in the loop, sometimes communication with the landlord (paying) was assumed.
