I have a small 2nd storey balcony / deck that is positioned directly above a ground floor bedroom window. The deck is accessed internally by wooden (with glazing) double doors, and the exterior of the house is a 1970's hardie's fibre cement product. Where the deck meets the house exterior there is a small gap, and the balcony's decking timbers do not sit perfectly flush with the exterior walls, though there does appear to be a single piece of metal flashing covering the floor plate of the double doors where it meets the decking timbers themselves. We have had some leaks in through the ground floor bedroom windows, seeping through the architrave and dripping down to the sill - these leaks only occurred when we received the full might of a northerly wind and had horizontal driving rain coming in sideways. Recently, we've had more leaks when the water only pooled on the balcony and didn't run off quickly (usually due to a heavy downpour) without the wind driving it sideways and figure now was time to do something about it. NB: We have previously used expanding foam / silicone sealant underneath the balcony / deck where there were obvious gaps / holes into the exterior wall cavities. We'd like to get someone to quote for fixing the leak as well as repairing any internal (wall lining, insulation and joinery etc) damage that may have resulted.
