I have an extension on my unit, built as a 'conservatory' that has a leaking (metal) roof and (timber) windows. It was built in the mid 80s but the windows were replaced in the last 10 years I gather (I have only owned it for a year). The roof leak is intermittent but I think longstanding. The water comes in above the windows, on the outer south-west and north-west facing walls. It has recently turned into the occasional waterfall. I think that wind direction plays a reasonable role as the heaviness of the rain doesn't seem to be a reliable predictor. For the windows, I think the joints/framing, etc were not properly sealed. That leaking is less in volume but more frequent and the timber is starting to be affected in places. I am looking for someone who will be able to address these weathertightness issues as soon as possible (ie, within the next couple of months). I'm looking for a qualified/certified tradesperson. The extension is on poles and scaffolding/edge protection will be required. I'm not sure what other information I should provide, but feel free to ask any questions! I am really keen to get this properly fixed as soon as I possibly can.
