We've just moved into a new house and have some work identified in the builders report that needs doing. Details from builders report: "The rubber seals on the joinery for the conservatory are now aged and shrinking, pulling away from the flange and rebates which need to be removed and new seals installed. Gaps between the framework and joinery also need to be sealed/flashed in order for the exterior to be weathertight. I note as a result of these matters, water has been entering in behind." "The conservatory flooring is a chip board floor, consistent with that era of joinery and also shows water staining on the perimiter where it has seeped through the joinery rubbers and junctions with the timber frame work" "Head flashings that show bubbling rust and where it has started to open, need to be removed and replaced with a new flashing. If it is surface rust only, it can be treated as above. Ideally a head flashing could be installed over the upper window areas. No moisture or detriment observed in behind the joinery area of the upper rooms."
