house extension - COSTING ONLY

I am looking to build a 2-storey extension to a 2-storey house and also adding a deck. I am after someone able to offer a detailed budget. The take-off could be later used (by agreement with Builder) as basis for payment claims, variations, etc. so it needs to have a good degree of accuracy. West Auckland. I can send Building Consent plans (consent not yet granted). Some items can be excluded (earthworks, piling and foundations, landscaping). THIS JOB IS ONLY TO PRICE THE PROJECT THROUGH A QUALIFIED QS, NOT TO CARRY OUT ANY ACTUAL WORK ON SITE. Thank you. Chris.
