Property Report - pre auction

I'm looking to have a report completed for a property which I plan to attend the auction for soon. The property, Francis St, is a low-lying area of the street with sloping land. The main area of interest is the bank which slopes down into the adjacent property, bordering this property's lawn. Two things I need to confirm are: - there is no worrying land subsiding on the property - the retaining wall on this bank is satisfactory to protect the property of interest, and will not fail in heavy rain or water flow.
