We need a qualified structural engineer to assess the impact of the historical removal of walls in the living area of a 1920s bungalow to ensure the house structure is sound (appropriate beam(s) are in place) for a property we are interested in purchasing. Secondly, we need an assessment of the current state/ life of the piles and joists of this same property to determine if the house needs remediation in these areas. If so, we would like guidance around the work involved and possible costs. Finally, we would like the engineer to determine the level of water damage to bathroom wall (see attached photo). This job is quite time sensitive as our conditional offer is due to be finalised by COB Wednesday 26 October.
