Evaluate residential land for sub-division feasibility

I need a licensed surveyor to evaluate if my land in Blockhouse Bay can be sub-divided. It has an existing house and sleep-out on it. I need to know my options on sub-dividing the property e.g. if I need to demolish the structures or part of them. One of either of below goals in terms of why I am looking to sub-divide: - subdivide the land (only) to sell - build a new house on the subdivided land to sell
