Hi there, We have recently bought a house in Paraparumu. Through builder's report we got to know there are few rust marks and dents on both main house roof and garage roof. Our settlement/ move in date is 10th April, so, will be needing service after that date. Have discovered an interior hole in a bedroom that matches exterior position of woodburner flue and flashing. Interior hole is not damp nor is wool insulation but has black speckles around it but doesn't look like mould close up. Need inspection of roof and flue to confirm source of leak.

Monier roof needs TLC and overall assessment

Address is 5 Wi Pere Str Manakau and there are good pictures on Oneroof and a video on YouTube, which show the roof well. Basically we need obvious broken tiles replaced, but less obviously we need an overall assessment of the roof done and a quote for whatever needs doing.

Leaks

There are 2 major leaks under certain weather conditions. 1 - Northerly driving rain causes water to enter the attached Conservatory. I believe it is coming via the ridge cap and is discharging via the Soffit and Facia Board. 2 - The Valley above the front door in heavy rain has water entering the soffit and exiting via the outside light fitting (glass bowl of light fills with water).
