Existing enclosed inset roof balcony has an exposed timber capping to balustrade approx. 3.6m long that appears to be rotting. Need to remove this timber, and upgrade the original 1980's detail with proper custom folded colour matched cap flashing with fall to top, on underlay on splayed H5 treated timber base underneath. Each end of this will need to lap under existing barge flashings each end of balcony, and be formed over barge framing as custom formed saddles - see photo and detail from original architects plans for context. As separate exercise, once exposed, check the existing apron flashing adjacent has been formed and installed correctly, and offer price to remedy if needed (this a possible leak source in very severe storms for wind driven water - eg it is possible the roofing troughs were not correctly stop ended under the apron) .
