Repair concrete tile roof

Chimney fell in earthquake and previous owner has completed poor work to repair the hole where the chimney was. Although we cannot see any leaking, it looks average and would like an opinion on its longevity. Can see daylight through this patch. Minor damage to ridge capping from earthquake. Would like this repaired. One tile is cracked, would like this replaced. Difficult to see in photos, a visit may be better to judge its severity. Home is going on the market in December. Most important things for us is timeframe and price. Thanks
