Leaking Roof. Fix or Replace.

I have a leak in the roof, maybe 2. Building is a 2 Bdr Unit in a block of 2. Current roof is 30+ years old and in average condition. Open to options for replacement if necessary. Needs addressing soon as last rainfall, the second leak started. Could be same leak pooling.?? Will upload photos soon.
