Clear tree roots between toilet and gully trap

There are tree roots growing through the top section of drain between the toilet line and gully trap. Need to remove the toilet and put an electric eel down from the toilet line to the gully trap, cctv to check the condition of the toilet line and then reinstall the toilet. The toilet has been draining slowly and the issue has persisted for over a year. Water jetting of the main drain was unsuccessful in clearing the tree roots in the upper section.

Check and repair a leak

It appears that we have a leak in our bathroom. Water is tracking down a toilet ventilation pipe, from the rook, into the wall cavity. It has damaged the gib and obviously has put moisture into wall. It appears to a long-term/slow gradual issue. Photos attached show damage in bathroom and damage on other side of the wall.

Can you please have a look at the new tap or hot water tank? We've just had a new kitchen tap installed as the previous one was leaking. Now with the new tap, the hot water doesn't run as strong anymore, it comes out slow when we want to use it and the hot water takes a while to heat up and is not as hot as it was once the tap was changed.
