1. Entrance 1.1. Tidy entrance paving using concrete. 1.2. Install a weather strip to the kitchen side hung door. 1.3. Direct overflow pipe away from the building line onto the driveway. Replace hot water cylinder pressure valve. 1.4. Remove surplus exterior pipes on the right 1.5. Repair damage to columns 1.6. Clean glass overhang 1.7. Fix flashing over the gap in fascia above the kitchen side entry. 2. Kitchen 2.1. Replace top and bottom cabinets (including bench top) with similar design by using Mitre 10 Nouveau Flat Pack units that require assembly or similar units. 2.2. Replace kitchen sink and tap. 2.3. Replace vinyl floor with vinyl tiles (requires Matrix) or with Laminate Wooden Flooring boards (may require Bostik Moisture Fix to seal the concrete floor). 2.4. Install Fisher & Paykel single dishwasher drawer: DD60SCW6 including connection to new water tap under sink and drainage. 2.5. Add a power point behind oven, behind micro wave unit, behind range hood and under sink for dishwasher. 2.6. Install range hood including flexible extractor pipe - requires crating a small opening in exterior wall, connecting with flexible pipe and covering with plastic shades. 2.7. Tile between bench top and top cabinet including oven corner. Give two quotes with different tiles --- and --- . Place cabinet around open electrical box. 2.9. Replace existing power points if required. 2.10. Repair ceiling. 2.11. Paint walls and ceiling. 3. Bathroom 3.1.1. Replace shower with one that is no more than 230mm above floor level. Fit a 760x760mm (Showerwell or similar) base shower with Aquanight Easy Clear Waste (90 degrees offset which requires only 117mm height). Requires constructing a 130-150mm high base to support the shower tray. May need to lower the connection existing drainage by 30-50 mm - see --- or New Generation Bathlink, 390C Church Street, Penrose --- OR --- (another showroom at Unit 1, 18 Moselle Ave, Henderson as well). 3.1.2. Ensure shower has part glass part wall on side joining with vanity - may require tiling the entire shower if a suitable tray cannot be fit. 3.1.3. Install shower dome on top of shower (optional). 3.1.4. Place mixer to right hand side wall. 3.1.5. Place shower head above mixer on a slider. 3.2. Replace top cabinet above cistern. 3.3. Fix cistern leak. 3.4. Replace Vinyl floor with vinyl tiles (requires Matrix). 3.5. Tile bathroom walls with same tiles as kitchen walls. Tiles will end with aluminum bar .Give two quotes for different type tiles. 3.6. Replace window sill. 3.7. Install heater beside dryer (no room for 3in1 unit in ceiling). 3.8. Install 500mm wide heated towel rail under heater beside washing machine. 3.9. Paint wall and ceiling. 4. Living Room 4.1. Replace carpet with carpet or Laminate Wooden Flooring boards (may require Bostik Moisture Fix to seal the concrete floor). 4.2. Replace power point and phone sockets where needed. 4.3. Paint room and ceiling. 4.4. Place phone and aerial wires under carpet/laminated flooring. 4.5. Remove entrance surplus door leading to bathroom/ bedroom hall. Replace door to hot water cylinder so it faces the bedroom and create wall facing the living room. 5. Bedroom 5.1. Replace carpet 5.2. Replace power point and light switches where required. 5.3. Replace phone socket beside bed. 5.4. Paint ceiling and walls. 6. Roof 6.1. Treat minor areas of corrosion to the roof and the spouting (see photos) 7. Exterior 7.1. Seal around aerial wiring off the ranch slider facing. 7.2. Replace window seals that have worn with rubber ones. 7.3. Seal masonry below ground level and ranch slider 7.4. Seal minor gaps and fractures around joinery 7.5. Replace small wooden roof of spa filter cannel with suitable H3 timber. 8. General 8.1. Paint interior walls and ceiling. Give two quotes for different type paints. 8.2. Lubricate and seal all aluminum window joinery. 8.3. Replace window handles with ones that can be have the window partially open. 8.4. Maintain all doors and windows to ensure they open smoothly and close tightly. 8.5. Replace power points, phone sockets and light switches where worn down. 8.6. Job to commence in mid December and complete by first week on January. 8.7. Remove all rubbish when job is complete and minimize disruption to neighbors. 8.8. Service includes delivery of all materials from suppliers in Auckland. 9. Schedule The job will start mid December (no later than December 21) and will finish by the first week of January.
