Fixing leak in awning

We have a small awning outside the front door of a rental property, and the membrane seal has split, so water has leaked through and damaged the light. The board under the membrane has got completely soaked through so probably needs to be replaced. We just need someone to fix this and make sure it's weathertight before we get the electrician back to fix the light.
