Leak repairs

We (we rent but owners have asked us to look for a solution) have a leak in the downstairs flat, the plumber has checked a number of aspects (holes in roof, walls and cupboards) but cannot find the leak. We need these fixed but also think the leak maybe coming from either a rotten window frame, ranch slider or walls on the deck. So some repair work and investigation work.
