We have an old house with a rubble ring foundation and piles. It has some age-related cracking and some more recent earthquake damage. We bought it after the earthquakes and the repair work had been completed and signed off, but the earthquake damage to the foundations was missed. The timber floor is not level, and a small area has recently slumped further. I assume this is also a factor of both age and earthquake. In addition, there is a poorly constructed small extension and we are doubtful that it has adequate foundations, or even any.
