Concrete stair resurface / repair / replace

The concrete stairs and pathway access to the house are tired and due for a refresh. We are preparing our house for sale and so are looking for someone to do this refresh relatively quickly, so looking for a practical solution that balances cost and time to complete job, while still doing the right thing by the new vendor. We are unsure of what the right answer is, which is why we would look for guidance on the approach to refreshing the stairs, whether it is resurfacing existing stairs or replacing sections (or the whole thing) with new stairs There are about 50 stairs up to the property and 3 different sections of path
