I have a 1 car garage that currently leaks like crazy, I would like to make it at least somewhat more waterproof so that we can use it. The concrete is in ok condition, there are some sections that are visibly porous (exposed aggregate) and other sections that are relatively smooth. The garage is surrounded by earth on all sides, the top is exposed, with a small shed on top of it. The majority of the water comes in through the walls of the rear 1/3 with some through the roof as well. I recently waterblasted it and treated some bits of exposed metal with rust converter. So I think it is ready for the next steps. Thinking it could be done by: 1) Applying a fresh cement skim coat or spray to fill in the holes etc and provide a smooth finish. - I'm not particularly concerned about how it looks, but assuming a waterproof finish won't work on the current surface. 2) Apply something like cemix crystal proof (or vandex or similar) either as a top coat, or mixed in with the first skim coat if that's preferable. To waterproof it. 3) If I continue having issues I would then apply some sort of waterproof membrane finish - e.g. cemix aquastop or similar. Open to other methods/suggestions if you have them. Treatment would be needed on the roof and three walls. Floor is less of an issue, but if you have a suggestion for dealing with that too, then great. I'm keen to get this done as soon as possible. Dimensions of garage are H 2.2m, W 2.8m D, 4.3m
