New second story deck

We have an existing 2nd story deck which needs removal, and replacing with a new deck. Existing deck is 14m^2 plus stairs. New deck is 25m^2 plus stairs. New deck features: Aluminium balustrade (ALUMA DÉCOR or similar). One 7m span beam (Prolam 360 x 135mm) – this is a standard beam for Prolam. Stairs at one end. We will have the deck stained once completed. Consent is pending – we have talked to council and they are just waiting on some producer statements to be provided by architect, they have no issues with the application otherwise. Start time – ASAP, realistically we are expecting 2 weeks for consent plus time to get the Prolam beam delivered. Pls see attached plans/photos. We want a good quality job but this is an 80’s Keith Hay house so we want an appropriate balance between cost/quality – so a nice deck which will last, without overcapitalising. In an ideal world work would begin ASAP but, as mentioned above, consent is still being finalised, and we appreciate this is a busy time of year.
