Weatherproofing new cabin build - Door and windows

We have a new cabin assembled on our property but the builder left it before completing it or sealing it against weather. It needs to be weatherproofed around the door and windows. In the last lot of heavy rains, we can see moisture seeping through as shown in the photos. Would prefer someone on a time and material basis or fixed scope.
