Above the garage we have a studio which has a small area of decking (850 wide and 2500 length at longest point) in front of the door. When it rains the water travels through the nails (which I think have punctured the waterproofing) that have been used to keep the deck in place and down into the garage. What needs to happen is the decking to be lifted, new waterproofing put down and maybe a floating deck on top. In the first photo you can see the nails in the deck and in the second photo which is taken in the garage looking up you can see how the nails have come through and so the water comes through.
