Rot in shower area

Please see photos. I'm looking for a long term solution regards the timber work in the shower/bath area in this rental property, ie laminated type panel, tiles? The area under the window is rotten. The other timber work around the bath is sound but gets shabby quickly- looking for a more appropriate long term solution.
