I have a first floor balcony with cladding that has leaked through old tiling and butanol, some rotten wood in one corner. Requires rotten wood to be removed and replaced with treated timber, tiles removed and butanol replaced and balcony resurfaced to be watertight (but without tiles). This is a like for like repair but is not expected to involve everything required to meet the current code. Balcony is currently structurally sound as rot is limited to right hand side outer corner. This property is currently tenanted.
